What is a Flat Fee Listing? Instead of providing real estate services for a percentage of your selling price, a real estate brokerage charges a fixed price for specific real estate services. What is the MLS (Multiple Listing Service)? The Multiple Listing Service (MLS) is a computerized list of ALL homes offered for sale by real estate brokerages in your area. The MLS is the primary tool used by Realtors to find homes for their buyers, and for most Realtors and buyers, it is the only tool they need to find the right home. Realtors search the MLS daily to find potential matches for their buyers.
The MLS provides the biggest marketing advantage in selling houses. This kind of exposure to Realtors and their buyers is not available anywhere else. You maximize your chances of selling your property quicker and at a better price when it is listed on the MLS with ARI realty.

What MLS does Utah use?
In Utah, the entire State is covered by the Wasatch Front Regional Multiple Listing Service (WFRMLS). The WFRMLS has over 25,000 Realtor members throughout the State. Your listing will appear on this MLS system. A few specific areas, such as Park City and St. George also have small independent listing systems in addition to the WFRMLS which covers the entire State. If you live in either of these two areas, we recommend you list with both systems. For the rest of Utah, the WFRMLS is the one and only MLS... there is no other.
Will my home appear on other web sites too? Yes. Your listing will also appear on many subsidiary web sites carry all active MLS listings for public view. The most popular subsidiary web site for Real Estate in utah is www.utahrealestate.com . All MLS active listings across the country appear on www.realtor.com . This web site is the largest real estate web site in the world!
With your Flat Fee Listing I pay a flat fee of $245.00, but do I still have to pay a Buyers agent?
Yes. The Realtors MLS requires that a commission be offered to a buyer’s agent. However, the commission amount offered is your choice. Any Realtor bringing a buyer who successfully closes on the sale of your property will be due the Buyers agent commission. The buyers agent commission (BAC) is stated on the Realtors MLS. The BAC is not stated on subsidiary sites.
If I find my own buyer, will I still have to pay a buyers agent commission?
No. If you find your own buyer, you will not be obligated to pay a buyers agent commission. The $245 you paid up front satisfies our payment of commission completely.
If I am doing my own offer negotiations, must I provide a copy of my offer paperwork to ARI Realty? Yes. Though it is a limited service listing, we are still your recognized agents (the ONLY way you can get your property on the MLS in the State of Utah). As of May 1, 2005, the State of Utah requires all brokerages to maintain a copy of the offer transaction paperwork whether the listing is limited service or full service.
Can I use a "For Sale by Owner" sign while listed on the MLS? No. The Realtors MLS prohibits the use of Non Brokerage; signs. Our Sign should accomodate your needs.
Will Realtors contact you or me for a showing? You are listed on the MLS as the appointment contact. Realtors will contact you directly to arrange showings. The listing company (our brokerage) is the appoinment contact on all subsidiary web sites (MLS standard). Enquirees from subsidiary sites are directed to company buyer agents who will contact you to show your property.
After I fill out the listing forms that ive downloaded online, how long will it take my listing to post on the MLS? Your listing will appear on the Realtor's MLS with 1 BUSINESS DAY GUARANTEED.
How long is the listing period? We offer a flexible term listing (up to 12 months). You also have a right to cancel your listing at any time for any reason.
How do I make changes to my listing? Make changes to your listing at any time by accessing our sellers package you downloaded when you listed your home. Fill out your changes on the WFRMLS Change Form. If you no longer have access to your sellers package we will gladly resend you a link so you will be able to download them again.

They simply use the power of the MLS by listing the properties for thousands of agents to bring their buyers respective buyers. 85% of home buyers use a REALTOR® to help them locate a property. Why is this important? The answer is simple, REALTORS® use to the MLS to search properties for their clients. The flat fee listing method lists your property on the same MLS as the local REALTORS®. You can put the power of the MLS to work for you and save 3% commission.
What is the difference in ARI Realty as opposed to the National Companies such as FSBO.com, etc?
Unlike the National Companies, ARI Realty is licensed in every state we operate. Many of these companies refer or attempt to refer their business to ARI Realty. By coming directly to ARI Realty, you will effectively be eliminating the middle man.
Is it true that most houses are sold through REALTORS® and they usually sell for more?
Yes. According to the National Association of REALTORS®, homes listed on the MLS average a higher net return of 7% more.
How long does it take to get the sign & lockbox or any other supplies ive ordered?
Typically, 2-3 days.
How do I know the MLS information is correct?
We will email or Fax you a copy of the MLS listing for you to review. After you have looked over the listing, we will immediately make any and all changes that you request.
When you enter my listing in the MLS, is there a special number to identify my property?
The MLS assigns a specific number so Realtors can easily identify your property.
How do I get you my photos for my listing?
The best way to get the photos to use is by email. You can email all photos to findutah@gmail.com referencing your property address. Here are the MLS requirments on photos:
We support JPEG images only. ( Files with a .jpg or .jpeg file extension ).
For best results, images should have a 4 x 3 aspect ratio (i.e. 280x210, 320x240, 640x480, 1024x768 ) and be at least 280 pixels wide and 210 pixels high.
